What Is a Stamp Duty Calculator?

A Stamp Duty Calculator estimates the amount of Stamp Duty Land Tax (SDLT) that may be payable when purchasing residential property in England or Northern Ireland. SDLT is calculated using different tax bands, meaning the rate is applied to portions of the property price rather than the entire purchase price at a single percentage.

Our free calculator is designed for common residential property purchases and can account for standard purchases, eligible first-time buyers, additional residential properties and the higher rates that can apply to non-UK residents. The calculation uses the SDLT rates applying from 1 April 2025 onwards.

UK Stamp Duty Rates for Residential Property

For residential property purchases in England and Northern Ireland from 1 April 2025, standard SDLT is charged at 0% on the first £125,000, 2% on the portion between £125,001 and £250,000, 5% on the portion between £250,001 and £925,000, 10% on the portion between £925,001 and £1.5 million, and 12% on the portion above £1.5 million.

Stamp Duty Land Tax uses a marginal band system. This means that if a property costs £400,000, the 5% rate does not apply to the entire £400,000. Instead, each rate applies only to the portion of the price within its relevant band.

First-Time Buyer Stamp Duty

Eligible first-time buyers can claim First-Time Buyers' Relief when purchasing a residential property for £500,000 or less and intending to occupy it as their main residence. The relief means that no SDLT is payable on the first £300,000, while 5% applies to the portion from £300,001 to £500,000.

Stamp Duty on Additional Properties

Higher SDLT rates generally apply when buying an additional residential property, such as a second home or buy-to-let property. From 1 April 2025, the higher rates are 5% up to £125,000, 7% on the portion from £125,001 to £250,000, 10% from £250,001 to £925,000, 15% from £925,001 to £1.5 million and 17% above £1.5 million.

Stamp Duty Calculator Limitations

This calculator provides an estimate for common residential property purchases in England and Northern Ireland. It does not attempt to cover every SDLT rule or special circumstance. The actual amount payable can depend on the precise details of the transaction and whether a particular relief, exemption or surcharge applies.

Stamp Duty Land Tax does not apply to property transactions in Scotland or Wales. Scotland uses Land and Buildings Transaction Tax (LBTT), while Wales uses Land Transaction Tax (LTT). The calculator also does not calculate non-residential or mixed-use SDLT, complex leasehold transactions, linked transactions, corporate purchases or every specialist relief.

The calculator should therefore be treated as an estimate rather than a substitute for professional tax or conveyancing advice. For a property purchase with unusual circumstances, check the applicable HMRC rules or obtain appropriate professional advice before relying on the result.
